Overview

About Pocharam IT Corridor

Pocharam IT Corridor, developed by TSIIC (Telangana State Industrial Infrastructure Corporation) along the Hyderabad-Warangal National Highway (NH-163) in eastern Hyderabad, is one of Telangana's earliest designated IT SEZ zones outside HITEC City. Infotech Enterprises (now Cyient), HCL Technologies, Tech Mahindra, and Cyient operate from the Pocharam zone, leveraging the SEZ's Section 10AA income tax benefits and significantly lower rents than western Hyderabad. The corridor is being revitalised under the Hyderabad Metropolitan Development Authority's (HMDA) eastern expansion plans.

Why GCCs choose Pocharam IT Corridor

The case for Pocharam IT Corridor

Pocharam provides active SEZ income tax benefits, Telangana IT Policy 2021-26 incentives, and Hyderabad's lowest major IT zone rents at 45 to 55 percent below HITEC City. Cyient's engineering services heritage has seeded ER&D and aerospace technology talent specific to this zone. For cost-sensitive captives where HITEC City rent levels are prohibitive, Pocharam offers a viable Hyderabad presence with full TS-iPASS support.

Watch outs

  • Distance from HITEC City talent core (22 km) means some senior talent resistance
  • Infrastructure and amenities less mature than western Hyderabad; plan shuttle services
  • Airport is 55 km; executive travel requires significant time allocation

Zone compliance

Regulatory and zone status

  • TSIIC IT SEZ under SEZ Act 2005; Section 10AA income tax benefits
  • Telangana State IT Policy 2021-26 applies
  • TS-iPASS single-window clearance
  • HMDA building approval jurisdiction

FAQ

Common questions about Pocharam IT Corridor

Does Pocharam still offer SEZ income tax benefits for new GCC entrants in 2026?

Pocharam IT SEZ is notified under the SEZ Act 2005. New units can claim Section 10AA income tax exemption on export profits subject to the operational date eligibility as amended by successive Finance Acts. The sunset clause for new SEZ units has been extended multiple times; consult a chartered accountant to confirm current eligibility before structuring a SEZ-dependent business case in Pocharam.

What is the engineering services talent advantage of Pocharam?

Cyient (formerly Infotech Enterprises) has operated its Hyderabad headquarters from Pocharam for 20-plus years, employing 15,000-plus engineers in aerospace, defence, energy and transportation ER&D. This has seeded a unique talent pool in geospatial technology, avionics software, and industrial ER&D that is not available at the same depth in HITEC City's product and cloud engineering-dominated talent pool. For ER&D GCCs in aerospace, transport or energy sectors, Pocharam's Cyient alumni network is a meaningful advantage.
